This is a residential neighborhood, and we kindly ask that all guests be mindful of our neighbors and community guidelines.
- Quiet hours are from 10:00 PM to 8:00 AM. Please keep voices, music, and TV volume low during these hoursâespecially in outdoor areas.
- No loud music, gatherings, or disruptive behavior at any time.
- Please avoid loitering in driveways, near property lines, or in front of neighboring homes.
- If you're coming in late or leaving early, please do so quietly and respectfully.
We love our neighborsâand want to stay on good terms with them so we can continue to share this space with great guests like you!

To maintain a clean, healthy environment for all guests, smoking, vaping, or drug use of any kind is strictly prohibited anywhere on the propertyâindoors or outdoors.
- This includes cigarettes, cigars, e-cigarettes, cannabis, and any other substances.
- Evidence of smoking (smell, ashes, residue, etc.) will result in a cleaning fee and possible removal from the property without refund.
- If you need help finding a nearby designated smoking area, feel free to reach outâweâre happy to help.

Weâre happy to welcome well-behaved dogs and cats to our property! As fellow pet lovers, we know how special it is to travel with your furry friends. That said, a few ground rules help ensure a safe and comfortable experience for everyoneâhuman and animal alike.
- Pets must be disclosed and approved in advance. A pet fee applies per animal and will be added to your reservation.
- We allow both dogs and catsâthereâs no size limitâbut we do not allow aggressive breeds or pets with a history of biting or destructive behavior.
- Dogs must remain leashed at all times when outdoors, unless specific off-leash time is arranged with us in advance.
- Pets are not allowed on furniture or beds unless covered, and guests are responsible for cleaning up after them (indoors and out).
- Please do not leave pets unattended for extended periods unless they are crated and accustomed to being alone.
- We have a friendly dog who lives on the propertyâyou may see him from time to time during your stay. If your pet is social and you'd like to arrange a playdate, just let us know!
- Need help while you're out? For an additional fee, weâre happy to provide pet sitting services including feeding and letting out your pet if you're away for an extended time. Just let us know in advance so we can schedule accordingly.
- Looking to freshen up your pup? We have a wonderful relationship with a trusted local groomer just 5 minutes away who offers everything from a quick bath to full-service grooming. Weâre happy to provide details or help arrange an appointment.
- Guests are also welcome to use the outdoor shower to bathe their pets during their stay. We only ask that you please use the provided pool towels (not bath towels) when drying off your furry friend.
We also have a friendly dog who lives on the propertyâyou may see him from time to time during your stay. If your pet is social and you'd like to arrange a playdate, just let us know!

- Lock all doors and windows when leaving the property, even if just stepping out briefly.
- Do not share the access code or keys with anyone outside of your group.
- Security cameras are installed on the exterior of the property for your protection and to monitor for unauthorized guests. There are no cameras inside the unit.
- Emergency contact information and local medical facilities are listed in your welcome guide inside the home.
- In the event of an emergency, call 911 first. Then please notify us so we can assist as needed.

đ Check-In / Check-Out Guidelines
We aim to make your arrival and departure as smooth and stress-free as possible. Please take note of the following:
- Check-in time: 3:00 PM or later
- Check-out time: 11:00 AM sharp
- If you need an early check-in or late check-out, let us know in advance. We do our best to accommodate when the schedule allows, but we canât guarantee availability.
If this is something you require we suggest booking the additional time to ensure availability.
- Please follow all posted instructions for check-out, including removing trash, placing used linens in designated areas, and turning off lights, fans, and appliances.
Timely check-outs are essential to allow our cleaning team the time they need to prepare for the next guest. We appreciate your understanding and cooperation!

We do our best to keep everything in perfect working order, but if something breaks or goes wrong during your stay, we want to know right away so we can fix it quickly.
- Please report any damage, maintenance issues, or broken items immediately. We understand accidents happenâearly communication helps us address things efficiently and fairly.
- Guests are responsible for any damage that occurs due to negligence, misuse, or failure to follow house rules.
- Do not attempt to repair or replace anything yourself without permission.
- Routine maintenance may be scheduled during your stay (like lawn care or pool service). If there are any major projects that come up during your we will always let you know with as much notice as possible.

To make sure everything runs smoothly for everyone on the property, please review the following parking and shared space guidelines:
- One designated parking spot is provided on the property. It is located in front of the third garage bay (the door closest to the street view the Check-In Info for more details & pictures.
- If you will have more than one vehicle, please plan to park additional vehicles on the street.
- All outdoor spaces are shared, including the yard, driveway, outdoor shower, & pool bathroom. Please be courteous and aware of others using the space.
- Guests may not enter the main house, garage, storage sheds, or any locked/private areas on the property unless specifically invited.

- Washer & Dryer: A washer and dryer are available for your exclusive use. A usage fee applies, but we provide detergent, dryer sheets, and other essentials for your convenience.
- Outdoor Shower: Feel free to use the outdoor shower at any timeâit's especially great after a beach day or for bathing pets. Please dry pets using the pool towels (not bath towels).
- Wi-Fi Access: Complimentary Wi-Fi is available throughout your stay. When connecting, youâll be prompted to review and accept our Wi-Fi Terms & Conditions.
- Outdoor Amenities: Enjoy the fresh air and the extras! Available for your use:

To keep the home comfortable and prevent weather-related damage, please be mindful of how you use the air conditioning and manage windows and doors.
- All windows and doors must be closed when the A/C is running. Leaving them open causes excessive strain on the system and may result in an additional energy usage fee.
- If you prefer fresh air, feel free to turn off the A/C and enjoy the breezeâbut please donât run both at the same time.
- Heads upâthis is Florida! Storms can roll in fast and furious, especially during rainy season (typically from late May through mid-October). Itâs common for heavy afternoon showers to pop up almost daily, often without much warning. Please make sure all windows and doors are securely closed during these storms. Guests will be held responsible for any water damage caused by open windows or doors during inclement weather.

đ¶ How to Connect to the Wi-Fi
- Open Wi-Fi Settings
On your phone, tablet, or laptop, go to your Wi-Fi settings and look for available networks.
- Select the Network
Connect to the network named:

- Wait for the Login Page

Once connected, most devices will automatically open a login screen. If it doesnât:
- Open a browser (like Safari or Chrome)
- Try visiting any website (e.g., google.com)
- You should be redirected to our Wi-Fi welcome page
- Accept the Terms
When the welcome page loads, youâll need to:
- Accept the terms and conditions
- Tap the âConnectâ or âJoin Networkâ button
- Youâre Online!
Once you see a confirmation or success screen, youâre connected! You can now browse, stream, and work as usual.

- If the page doesnât load, try turning Wi-Fi off and back on, then reconnect.
- Still not working? Open your browser and try typing in https://172.10.1.1:8843/guest/s/default/ to trigger the login screen manually.

đĄïž How to Use the Nest Thermostat
- Wake the Thermostat
Just walk up to the Nest or lightly tap the outer ring. The screen will light up automatically.
- See the Current Settings
Youâll see the current temperature and whether the system is set to Cool, Heat, or Off.
- Turn to Adjust the Temperature
Gently rotate the outer ring:
- Turn right to increase the temperature
- Turn left to decrease the temperature
- Push to Select Options
Press the ring (like a button) to open the menu. From here, you can:
- Switch between Heat, Cool, or Off
- View the current schedule
- Select Eco Mode for energy savings
- Leave It Be
Once you set your preferred temperature, the Nest will automatically maintain it. Thereâs no need to turn it off when you leaveâjust set it to 80° if checking out.

- The fan may turn on occasionally to circulate airâthis is normal.
- If the Nest shows a âleafâ icon, youâre using energy-saving settings.
- Please do not remove the Nest from the wallâitâs not portable.
